1. Booking & Payment
- Deposit: 15% of the total rental amount is due at the time of reservation.
- Balance: The remaining balance must be paid no later than 21 days before arrival.
- Failure to pay the balance on time may result in cancellation and forfeiture of your deposit.
2. Cancellation Policy
- 100% of paid prepayments is refundable when canceled at least 21 days before arrival. 0% of the prepayment or the balance payment is refundable if canceled less than 21 days before arrival.
3. Security Deposit
- A €1500 pre-authorisation is held one day before arrival as a security deposit.
- Released seven days after departure if no damage or excessive cleaning is required.
- All damage, breakage, or loss must be reported to management.
4. Check-in & Check-out
- Check-in: From 17:00 (5:00 PM) on arrival day.
- Check-out: By 10:00 AM on departure day. Extensions only with prior agreement.
- Delayed check-out incurs a charge of €60 per hour, minimum €90.
5. Cleaning & Departure Obligations
- Leave the villa tidy and clean.
- Kitchen appliances, cookware, crockery, and cutlery must be left clean and put away in their original cupboards.
- Empty dishwasher and return all kitchenware to the correct location.
- All rubbish must be put in designated bins; glass bottles must be removed and disposed of at nearby local bottle banks.
- BBQs used must be cleaned before departure.
- Sunbeds and parasols must be returned to original locations; parasols must not be left open when not in use.
- Failure to follow these instructions will incur a minimum charge of €90, with €60 per additional hour for extra cleaning.
- All villa and gate keys, as well as gate beeper, must be left as instructed before departure; ensure all windows and doors are locked.
6. House Rules & Conduct
- No smoking or vaping inside the villa; if smoking outside, use provided ashtrays and do not smoke by the pool or leave cigarette butts in the garden.
- No parties, noisy gatherings, or loud music, especially after 22:00 (10 PM). Unruly behavior may result in eviction.
- Maximum occupancy: 15 guests. The villa is family-friendly and designed for respectful use.
- Please respect neighbors and local regulations at all times.
7. Use of Amenities
- Pool: Saltwater pool, with maximum depth of 1.65m, security fence for child safety; pool gates must be kept locked at all times.
- No glassware by the pool—plastic glasses are available for use.
- Pool and garden are serviced weekly; management may access for maintenance.
- Sunbeds and parasols must remain in pool area and be returned after use.
8. Parking & Access
- Parking for up to 6 cars available within the villa grounds.
- Gate codes and keys will be provided on day of arrival; do not remove keys from the villa during outings.
9. Waste & Recycling
- Rubbish and recycling must be separated and disposed of in designated bins.
- Glass bottles must be taken to local bottle banks.
- Waste must be properly bagged and bins left outside gates for scheduled local collection.
10. Internet & Technology
- High-speed fibre WiFi included; network instructions provided.
- No alteration to network/router settings or illegal downloads allowed. Violations may result in liability for government fines.
11. Miscellaneous
- No pets unless agreed in advance with management. A fee of €90 is payable for each pet authorised.
- Please contact management for any villa issues.
12. Liability
- The owners are not liable for accidents, injuries, illnesses, or loss of guests’ property during the rental period.
13. Rates & Additional Charges
- Rental rates vary seasonally and may have surcharges during specials (holidays, festivals).
- Extra charges apply beyond 10 guests per night.
